Ecuador has a lot of offers, especially when it comes to real estate. One of Ecuador’s temporary residence permits are the Ecuador Investor Visas. You can get one of these visas by either making a deposit into a CD at a financial institution, or purchase real estate. I will focus on the real estate portion.
If you are looking to diversify your life with real estate, look no further than Ecuador. A small country often overshadowed by its neighbors, offers a lot of opportunity. This small country is also on the dollar making it an easy transition for US expats.
Visa
Real estate is incredibly cheap in Ecuador, the residence permit requires purchasing real estate valued at 80 times the minimum wage, or about $45,000. Keep in mind, the value here is the assessed value and not the purchased value. Don’t let that detail be missed, as it can cause a lot of frustration if the assessed value is lower than the required threshold.
Quito
Ecuador has more quiet and calm cities, but not without lots of activities to do. Quito, the capital city, is the largest in the country and the main economic center. Neighborhoods such as La Ronda and La Floresta offer great lifestyle benefits without the huge prices you see in the US or most of western Europe. You can expect to pay roughly $1200 per meter in these areas of Quito.
Cuenca
Cuenca is another high elevation mountainous city that has attracted many foreigners. The climate is mild, food is cheap and plentiful, as with many Latin American countries. You can find an even better bang for your buck here. Price per square meter drops to $1000 or less, even in the most attractive neighborhoods such as El Centro.
I would recommend staying for a month or 2 in Ecuador, with a few weeks in each location to determine which city you prefer. Airbnb’s are incredibly cheap to rent, with some amazing fully featured rentals for $800 or less per month. Or if you plan to really get to know the country prior to taking the plunge, we have seen long term rentals for around $500-600 per month. Regardless, Ecuador has some incredibly cheap real estate, and in our opinion, not many have caught on. Don’t miss this opportunity before it’s too late!
